Property Overview

The Cliff Club is an up-scale timeshare property located within The Cliff Lodge at Snowbird Ski & Summer Resort, Snowbird, Utah. The Cliff Club features units with outstanding views of the surrounding Wasatch Mountains, ski-in/ski-out capability, access to the world-class Cliff Spa, and over 500 inches of light, fluffy snow annually. Guests enjoy the convenience of indoor ski lockers, on-site restaurants and cocktail lounges, heated pool and three hot tubs available all year round, and much more. The Cliff Lodge’s amenities and hospitality ensure that guests enjoy the vacation of a lifetime.

Ownerships may be purchased in one of four seasons: Silver, Gold, Platinum or Platinum Plus and one of two unit types: Crest or Pinnacle. The Cliff Club's floating week and floating unit concept offers flexibility over the traditional fixed week and fixed unit timeshare concept. Reservations are made each year 12-months in advance of the season of ownership. The increased demand for holiday periods has caused the Platinum and Silver seasons to be further subdivided into Reservation Priority Groups to increase an owners opportunity of reserving a high demand period during their given priority year. Seasons

Gold
The Gold Season runs from mid-June through the first of October. It includes weeks 24-39. Reservations for the Gold season are taken each June beginning the second Monday of that month. For any further questions please refer to the reservation policies or contact the Owner Services Office.

Silver
The Silver Season runs from the beginning of October through November and mid-April through the first of June. It includes weeks 40-47 and 16-23. Reservations for the Silver season are taken each September beginning the second Monday of that month. For any further questions please refer to the reservation policies or contact the Owner Services Office.

Notice: Due to variable spring conditions, including unseasonably warm temperatures causing rapid snow melt, Snowbird may be forced to close runs and lifts at any time. While Snowbird makes every effort to maintain ski out/ski in service to the Cliff Lodge via Chickadee chair lift, Snowbird may be forced to close the Chickadee lift and run due to low snow and/or dangerous conditions.

Platinum & Platinum Plus
The Platinum Season runs from the beginning of December to mid-April. It includes weeks 48-50 and 1-15. Reservations for the Platinum season occur every November and begin on the Second Monday of that month. A Platinum Plus ownership offers all the benefits of a Platinum with the Plus of a GUARANTEED week. Owners of these seasons purchase the rights to either the week including Christmas or the week including the New Year. A Platinum Plus owner may choose, each year, to reserve a week in the Platinum season but in doing so must give up the rights to their guaranteed week. Helpful Hints: How to Maximize Your Ownership

There are many ways to enjoy a timeshare ownership at The Cliff Club. Each two-bedroom condominium is capable of a triple-lock off. The diagram at the bottom of this page clearly labels each module. Within the same one-week usage, in any given year, an owner may occupy their unit, deposit their unit with an exchange company, or release it to the Snowbird Rental Program. This can be done with each individual module of an owner’s two-bedroom condominium. Below are a few scenarios to help demonstrate how owners can maximize their timeshare.

  • Scenario A: Occupy the full two-bedroom condominium (module 1, 2, and 3)
  • Scenario B: Occupy Module 1, Deposit Module 2 with an exchange company, Release Module 3 to the Snowbird Rental Program.
  • Scenario C: Occupy Module 1 & 2 as a one-bedroom condominium, Release Module 3 to the Snowbird Rental Program.
  • Scenario D: Deposit Module 1, 2, & 3 separately with an exchange company for three weeks of use in comparable modules.
  • Scenario E: Owner Split Week - This option allows owners to occupy their entire two-bedroom condominium during two separate periods, within the ownership season, at The Cliff Club. These reservations must be a 3-day Friday to Monday reservation as well as a separate 4-day Monday to Friday reservation.

General Reservation Policies

Important Procedure Update Regarding Fees
In an effort to streamline processes in Owner Services and provide consistent customer service the accounting procedure related to lock-out, split-week, and reservation change fees has been changed. Effective October 1, 2010 all fees (lock-out, split-week and reservation change) related to a Reservation Request will be due immediately and subject to late payment charges. Payment for said fees can be made conveniently online using our Payment Center, via telephone at 888-457-7669, or by check.

Additionally, in accordance with section 4.6.3 of the Covenants, Conditions and Restrictions, any unit(s) to be deposited with an exchange company must have all fees and/or assessments, for the usage period being deposited, paid in full. If the deposit request is for an upcoming fiscal year, an estimated amount equal to the current fiscal year assessment must be prepaid prior to deposit. The fiscal year begins June 1 and ends the following May 31.

Platinum Plus, Platinum & Silver Seasons
  • Fiscal year begins June 1st and ends the following May 31st.
  • The first week of the fiscal year is week 24.
  • Each occupancy week begins on Friday or Saturday and ends the following Friday or Saturday.
  • Check-in begins at 4PM yet is not guaranteed until 6PM. Check-out is no later than 10AM
  • Requests can be made no sooner than the Reservation Commencement Date (second Monday in November for Platinum & Platinum Plus; second Monday in September for Silver).
  • Requests can be made no later than the Reservation End Date (60 days prior to arrival) based on availability
  • All reservations must be made in writing.
  • Owners shall be solely responsible to make sure that written communications are received.
  • All reservation requests must go through The Cliff Club Owner Services Department.
  • If faxed, requests may not be received earlier than the Reservation Commencement Date.
  • If mailed, requests may not be postmarked earlier than the Reservation Commencement Date.
  • Each Platinum and Silver Vacation Ownership is assigned to a rotation group (A, B, C or D). This letter indicates the reservation processing order. All rotation rights expire 22 days after the Reservation Commencement Date. Following the expiration date any owner may reserve any week until the Reservation End Date on a first come first serve basis based on availability.
  • The Reservation Processing Group your Vacation Ownership is assigned to is listed on the front of the Reservation Request Form (RPG: B). Your RPG letter will never change just the order in which the groups are processed changes. For example, if your ownership is in group B you will always be in group B but may be processed in order according to the rotation (2000-01 rotation was ABCD, 2001-02 rotation was BCDA, 2002-03 rotation is CDAB, and 2003-04 rotation is DABC).
  • All forms received within the 21-day window will be divided in their respective groups on the 22nd day from the Reservation Commencement Date. All of the forms from the first priority group will be processed before any forms from any of the other groups.
  • All requests received within the first 21 days from the Reservation Commencement Date are equal within the rotation group (respective A, B, C, D) regardless of date or time of receipt.
  • If The Cliff Club Owner Services Department receives more requests than units available for the intended date of occupancy (high-demand time periods), use will be determined by a drawing within the individual Reservation Processing Group. The forms not drawn will then be divided according to the second choice indicated. It is important to give at least 6-week choices. All forms not drawn with only one-week choice will be set a side and the owner will be contacted after the remaining forms from all groups have been processed.
  • If a Platinum Plus owner moves to a Platinum week their forms are automatically processed with the forms in the rotation group with priority for that season and must follow all other Platinum reservation policies.
  • All changes to existing reservations must be made on the Change of Reservation Form.
  • All contract payments for the purchase of a Vacation Ownership must be current before a future reservation can be made.
  • All contract payments for the purchase of a Vacation Ownership must be current before occupancy or deposit of a unit with an exchange company or rental program.
  • All maintenance fees must be current before a future reservation can be made.
  • All maintenance fees must be paid in full before occupancy or deposit of a unit with an exchange company or rental program.
  • All lock out or split week fees must be current before a future reservation can be made.
  • Personal check, cashier's check, money order, cash or credit card may be used to pay maintenance fees, lock out fees and split week fees.
